AshtonHale advised on all aspects of planning and public consultation on this strategic regeneration project in Manchester, securing two planning permissions for its clients covering the wider masterplan in 2024. The combined proposals include 1,700 student rooms and 750,000 sqft of life science buildings across 8 buildings up to 30 storeys, alongside 3ha of new public realm, two public squares, and ground floor community uses. AshtonHale is now retained on the delivery of the individual development plots.
Broadbent Moss and Beal Valley

AshtonHale secured released of these two strategic allocations from the Green Belt. They are earmarked to deliver c1,750 new homes as well as significant new infrastructure including a Metrolink stop and Park & Ride. Multiple planning applications are now being advanced.
Land South of Hyde

AshtonHale secured release of the land from Green Belt through Places for Everyone, for a development of c450 homes, including the restoration of an at risk Grade II* listed building, which will be secured as an early phase of development. A hybrid planning application is currently being determined, following which Reserved Matters applications will be advanced.

AshtonHale advised on the heritage-led regeneration of a key site in Manchester’s Northern Quarter to provide a landmark new Grade A office building. The proposals included the careful consideration of a collection of non-designated heritage assets and exploring options to balance retention of the most significant buildings with the provision of a viable new commercial development. Planning permission was granted in 2025 for the retention and conversion of historic buildings fronting Lever Street and a new 19-storey, cantilevered office building behind that will deliver 180,000 sq ft of new floorspace.
Revitalising Buxton

AshtonHale is advising Capital&Centric and High Peak Borough Council on their £100m proposals for the mixed use regeneration of land around The Springs Shopping Centre in Buxton Town Centre. Following extensive local and stakeholder consultation a planning application was submitted in May 2025 for 332 new houses, as well as bars, shops, restaurants and a new office for the Council. The proposals also include a new route from the railway station, two new public squares, and the opening up of the River Wye to create new green public spaces for riverside events. The proposals also include the refurbishment and conversion of the Grade II Winster Place into new apartments and ground floor commercial space.

The site is located in a central location within Leeds, close to several buildings of heritage interest. Detailed planning permission was secured for 170 new Build-to-Rent homes in an 11-storey development on the South Bank.

AshtonHale is appointed by Marco Living and Axis-RE, working on behalf of Lanmara Developments, to progress the £100m comprehensive regeneration of a 3-acre masterplan in Lancaster's Canal Quarter. Following initial consents to demolish a series of dangerous structures on the site and provide meanwhile uses, a masterplan for the site is being prepared. The proposals will include new homes, healthcare facilities, a hotel, purpose built student accommodation, a mobility hub, a new day nursery, the restoration of the Grade II listed former Mitchells of Lancaster Brewery building to create a multi-purpose entertainment venue and flexible office space, and significant new permeability and public realm.
Neptune Mill, Manchester

AshtonHale acted on behalf of Capital&Centric on its proposals for the sensitive conversion of the Grade II listed former 19 th century Chapeltown Warehouse building near Manchester’s Piccadilly Station into a new destination, Grade A office building that includes the clients new headquarters. Most of the building’s original features have been retained and celebrated as part of the overhaul, with bold new fixtures and fittings fit for the 21st century, as well as a lush new courtyard and coffee shop. Following extensive discussions with Manchester City Council, Historic England and other stakeholders AshtonHale secured all necessary planning and listed building consent (and amendments) throughout construction process.

Determination is expected in Q3 2026.

One Hardman Boulevard, Spinningfields

AshtonHale worked with Parthena Reys to secure planning permission for its proposals to breathe new life into one of Manchester’s largest office buildings, contributing to the continued revitalisation of the Spinningfields area. Originally built in 2004, the 350,000 sqft former NatWest office building is set to undergo a comprehensive redesign and refurbishment, creating high-quality office accommodation. The existing atrium is to be transformed by ‘cutting’ out pockets to bring more light into the deep floorplates whilst creating amenity and garden spaces forming a ‘Village Square’ at the heart of the building, as well as a new roof terrace. Allied London chairman Michael Ingall, who developed One Hardman Boulevard originally, said the reinvented asset would be “probably the best commercial building in the UK”.
Yardhouse, Hammersmith

AshtonHale advised HUB on its proposals for the first co-living scheme in the London Borough of Hammersmith and Fulham. Working closely with the Council, the Greater London Authority and local stakeholders planning permission was granted in November 2023 for 209 co-living apartments in a 19-storey building, alongside 60 affordable homes and new headquarters for Women’s Pioneer Housing - London’s largest specialist housing association for women. AshtonHale has been retained by the contractor JJ Rhatigan throughout the construction of the project.
Flock Business Park, Kendal

AshtonHale is advising Watch This Space on proposals to deliver a new 475,000 sqft business park on 34 acres of land on the edge of Kendal in the Lake District National Park, which could create up to 1,200 jobs. The site is part-allocated for employment uses and part within Open Countryside. An outline planning application was submitted to Westmorland and Furness Council in January 2026 for approximately 14 industrial and commercial units and 3.46 ha of new landscaping.
Stalybridge Town Centre

AshtonHale worked with Bankfoot APAM, acting on behalf of the Greater Manchester Pension Fund, to secure full planning permission for the redevelopment of an underutilised and disjointed site in Stalybridge Town Centre for a 102 dwellings and apartments, all of which are to be affordable tenure. AshtonHale continue to work on the project at the delivery stage to ensure a timely start on site.

AshtonHale advised Common Projects on its proposals to transform a worn-out concrete, ‘utopian’ 1960s complex in West Croydon - made famous by the cult TV sitcom "Peep Show" four-floor office element of Zodiac Court has been empty for 30+ years, and the residential tower was in need of significant restoration after years of neglect. Avoiding the huge environmental impact of demolishing the existing buildings to deliver something new, the development upgrades the existing residential tower and redesigns the vacant office into 73 new homes, shops, a nursery, courtyards, and shared social spaces. The regeneration includes the reimagining of a large derelict forecourt into a community garden, public pavilion and café. The homes, acquired on a long lease in January 2025 by Croydon Council, are now much needed temporary accommodation for homeless families.
